The Shake Shack at 7535 Old Georgetown Road won't open until Sept. 17 at the earliest, marking the third delay for a restaurant whose nearly finished interior has been teasing downtown Bethesda pedestrians since June.

The fast-casual burger chain originally targeted a June 24 debut for the ground-floor space in the Element 28 apartment building. That slipped to August, then to early September, and now to a "projected opening" of Thursday, Sept. 17, according to the restaurant's own posted timeline, as reported by Bethesda blogger Robert Dyer on Aug. 18. Dyer, who has tracked the project since February, noted that the restaurant has posted a sign in its window telling passersby it is not yet open for business.

The interior looks ready. Shake Shack has not publicly explained what is causing the repeated pushbacks.

The location occupies the former SunTrust bank space in Element 28. Shake Shack pulled a nearly $1 million interior build-out permit for the project in November 2025, according to The MoCo Show, and exterior signage went up by early April, a step the outlet described as a sign the project was entering its final stages.

When it opens, the downtown Bethesda location will become Shake Shack's fourth in Montgomery County, joining existing restaurants in the Kentlands, Westfield Montgomery Mall and Cabin John Village.

The delays stand out along a corridor that has otherwise seen a burst of restaurant activity this summer. PopUp Bagels opened Aug. 14 at 7607 Old Georgetown Road after its own pair of delays, as we reported Aug. 12. Call Your Mother Deli opened Aug. 3 in the Woodmont Triangle.

Shake Shack's corporate communications team did not respond to a request for comment on the Sept. 17 date or the reasons behind the delays. The Beacon will follow up when the restaurant confirms its opening.
